Opinion Of Value

A Market Analysis is simply arriving at an Opinion of Value for the sale of a property, my approach focuses on justifying a good sale price for the owner based upon homes that recently sold in the neighborhood and how fast the market is moving. 

This proposed value will not leave any money on the table for seller and will give a prospective purchaser a market value that they will be happy with.

The end result is a single, proposed value for the property, which I would prepare to use and defend in the marketplace. This number may be modified even further for various factors. Such factors could include a dramatic change in the local economy, upcoming changes in competition.

During a subsequent meeting with the homeowners, this number is presented in writing, and explained in detail, as my Opinion of Value. My opinions are not cast in stone, and my experience has shown me that every property is different. Naturally, I will be open to debate over this methodology, and to a discussion of any overlooked factors that may affect the proposed value. It is an iterative process between each owner and myself and my associates.

My goal in this process is to arrive at a number that the owner is comfortable with and, at the same time, positions the property in the top 25% of homes available in the marketplace. Since many prospective purchasers are looking at more than one property at a single point in time, it is best that the agreed upon price spark enough interest in each prospect’s mind that they will put the property on their “short list” for further review and possible purchase.  

Remember that home buyers engage in comparison shopping.
